Biscayne Boulevard between 50th and 77th is where almost all the rentable inventory sits. Converted MiMo motels, mostly — the Vagabond and Selina are the recognizable ones. Compact units, tight bathrooms, original terrazzo that shows every streak if you rush the mop. We turn those between checkout and check-in: beds remade off your par linens, kitchen reset, restock, damage photographed.
Behind the boulevard it's a different job. Morningside and Belle Meade are gated with barricaded side streets — tell us the one open gate before the crew sits at a closed one burning your window. T3 zoning keeps most of that 1920s-50s stock out of nightly rental anyway. We run Edgewater up to North Beach the same day, so this corridor is a natural mid-route stop.
